Summer storms test a roof in sudden bursts. Autumn and winter test it differently: not in one violent afternoon, but across months of sustained wet, cold and wind, with very little dry weather in between for anything to recover.
That difference matters, because the faults that get through an autumn and winter are rarely dramatic to begin with. A gutter that fills with leaves in October. A hairline crack in a ridge mortar joint. A patch of moss holding water against a tile. None of them look urgent in September. By February they have had four months of rain, repeated freezing and a run of storms to work on, and that is when they turn into a stain on a bedroom ceiling.
This is a roofer’s view of what to deal with before the weather turns, why each item matters specifically in the colder months, and where the line sits between a job you can do from the ground and one that needs someone on the roof.
What actually changes when the weather turns
Three things change at once in autumn, and between them they explain most winter roof failures.
Water stops drying out. Through summer, a roof that takes on a small amount of water usually gets a warm, dry spell to shed it. From October onwards it often does not. Damp sits in mortar joints, under tiles and in timber for weeks at a time, which is what turns a minor defect into rot or a persistent leak.
Water starts freezing. Any moisture that has worked into a crack expands when it freezes. That is the most destructive process a roof goes through in a British winter, and it is worth understanding properly.
The wind arrives, and it keeps arriving. The UK storm season runs from early autumn through to spring. It is not a single event to brace for but a sequence, and each storm works on whatever the last one loosened.
Clear the gutters, then clear them again
Gutters are the most common autumn failure and the easiest to prevent. The usual mistake is treating it as a single job.
Leaves do not all come down at once. A clear in early October fills again by mid November, and it is the second fall, the one nobody goes back for, that blocks the outlet through the wettest part of the year. If you are only going to do it once, do it late, after the trees near the house are mostly bare.
What a blocked gutter does in winter is worse than what it does in summer. Standing water freezes, and a gutter full of ice is heavy enough to pull brackets away from the fascia. Overflow runs down the wall instead of away from it, saturating brickwork that then has months to stay wet. Water backing up over the rear edge of the gutter gets in behind the fascia, where it reaches roof timbers directly.
Check the downpipes as well as the gutters. A downpipe that is clear at the top can be blocked at a bend or at the drain, and the first sign is usually water sheeting down the wall during heavy rain.
Deal with moss before the cold arrives
Moss thrives in exactly the conditions autumn brings: damp, cool and short on direct sun. On a north facing slope it can establish quickly through October and November.
It is not only cosmetic. Moss holds water against the tile surface instead of letting it run off, which keeps the tile wet for far longer than it should be. That matters going into winter for two reasons: a saturated tile is much more vulnerable to frost damage, and moss that breaks away in wind and rain is the most common thing found blocking a gutter.
Growth is worth dealing with before the first hard frost rather than after. It is not a job for a ladder and a stiff brush, though. Scrubbing tiles aggressively strips the surface and can loosen the tiles themselves, and walking a slope to reach the moss damages more than it fixes. If there is enough of it to be worth removing, it is worth having someone look at it properly first.
Freeze and thaw: the damage that happens quietly
Freeze and thaw cycling is the process behind most of the tile and mortar damage that shows up in spring, and almost nobody sees it happening.
It works like this. Water finds its way into a small gap: a hairline crack in a tile, a joint in the ridge mortar, a gap in the flaunching around a chimney pot. When the temperature drops below freezing, that water expands and the gap widens slightly. When it thaws, more water gets in than before. Repeat that through a winter and a crack you could not see in September becomes a split tile, crumbling mortar, or a section of ridge that has lost its bedding.
Two things follow from this. The first is that anything already cracked going into winter will be worse coming out of it, which is the practical reason to deal with known defects in autumn rather than leaving them until spring.
The second is that older mortar bedded roofs are the most exposed. Sand and cement mortar along ridges and verges is porous, and once it begins to break down the process accelerates. Dry ridge and dry verge systems, which fix mechanically rather than relying on mortar, are far less vulnerable to it.
Flashings, ridge and verge before the wind season
These are the components that take the most punishment from sustained wind, and they are where freeze and thaw does most of its work.
Flashings seal the joins where a roof meets something else: a wall, a chimney, an extension, a dormer. Where they are bedded into brickwork with mortar, that mortar goes through exactly the cycle described above, and a flashing that has started to lift is an open route for wind driven rain. Wind driven rain is a winter problem specifically, because rain arriving horizontally gets into joints that shed water perfectly well when it falls vertically.
Ridge and verge are the highest and most exposed lines on the roof, so they take the strongest gusts. A ridge tile that has already lost some of its bedding will often survive a summer and then fail in a January storm.

Condensation: the winter leak that is not a leak
A large share of the damp reported to roofers between November and February is not rain getting in. It is moisture generated inside the house.
Warm, humid air from cooking, washing and drying clothes rises into the roof space. In winter the underside of the roof is cold, so when that air reaches it the moisture condenses, exactly as it does on a cold window. The result looks like a leak: damp patches on the underlay, wet insulation, water dripping onto stored items, sometimes a stain on the ceiling below.
The tell is that condensation damp tends to be widespread and fairly even rather than traced to one point, and it is often worse after a cold, still night than after heavy rain. A genuine leak usually has a source you can find.
The fix is ventilation, not sealing things up. A roof space needs air moving through it to carry moisture away, and a common cause of the problem is insulation pushed too far into the eaves, blocking the ventilation gap there. When people add insulation ahead of winter, which is otherwise sensible, this is the mistake to avoid: leave the airway at the eaves clear.
Left alone, persistent condensation rots timber and ruins the performance of the insulation it soaks. It is worth identifying correctly, because sealing up a roof that is condensing makes it worse. Snow, ice and blocked downpipes
Heavy snow is not a frequent problem across most of the South East, but the thaw that follows it can be.
When snow on a roof melts, the meltwater runs down to the eaves. If the gutter and downpipe are frozen or blocked, that water has nowhere to go, so it backs up and sits along the bottom edge of the roof. Water sitting still at the eaves can work back under the lowest course of tiles, which are designed to shed water running over them, not to hold water resting against them.
This is the clearest reason the gutter job matters more in winter than at any other point in the year. A clear, free running gutter and downpipe simply gives meltwater somewhere to go.
Weight is rarely a concern on a sound domestic pitched roof in this part of the country. On a flat roof, or on any roof already showing signs of sagging or movement, it is worth being more careful, and a sag that appears or worsens under snow should be looked at rather than watched.
What you can do yourself, and what needs a roofer
The safe line is the same all year: checks from the ground and from inside the loft are fine, and anything that requires you to be on the roof is not. Winter sharpens that considerably.
Ladders on soft or wet ground, wet rungs, cold hands and a slippery roof surface make an ordinary ladder job substantially more dangerous than the same job in June. Add short daylight and there is very little margin. Working at height is the biggest single cause of serious injury in DIY, and a frosty morning is the worst possible time to test that.
Reasonable to do yourself:
- Checking the slopes, ridge, valleys and flashings from ground level with binoculars or a phone camera on zoom
- Looking into the loft with a torch for daylight, damp patches and blocked ventilation at the eaves
- Clearing gutters you can reach safely from a footed ladder on firm, dry ground, with someone else present
- Photographing anything that looks wrong so a roofer can see it before visiting
Leave to a roofer:
- Anything on the roof itself, including re-bedding tiles, repointing a ridge, or sealing and replacing flashing
- Anything around a chimney, which is out of safe reach from the ground
- Moss removal on a slope, which does more harm than good when it is done badly
- Anything structural, such as a sagging roof line or decayed timber
- Any damp you cannot confidently diagnose, particularly where condensation is a possibility
There is a timing argument as well. Roofers get considerably busier once the storms start, because a large share of winter work is reactive. A defect found and fixed in September is a planned, booked job. The same defect found in January is competing for time against emergency roofing repairs. A note for the South East
Roofs along the Sussex and south coast work harder through the winter than inland ones. The weather systems arriving off the sea in autumn and winter bring the strongest and most sustained winds of the year, and they carry rain horizontally rather than vertically, which is what finds gaps in flashings, verges and around openings.
Coastal exposure also means salt in the air, which corrodes the metal fixings, nails and flashings a roof depends on. A roof near the coast tends to develop weak points sooner, so the case for dealing with defects before the season rather than after it is stronger here than almost anywhere.
