Roofing in Dover is different from roofing anywhere else on the south coast for one simple reason: the town faces east. Almost every other coastal town we work in looks south or south west, so the sea-facing slopes are also the ones that take the prevailing wind, and a roofer learns to detail that side and relax about the other. Dover does not work like that. The south westerly gales still arrive over the Western Heights, but the town is open to the Channel and the North Sea on its eastern side, and a winter easterly brings salt, driven rain and a hard cold straight onto slopes that in another town would be the sheltered ones.
The practical result is that roofs in Dover wear on both sides, and the side that fails is often the one the last roofer assumed was safe. Verges, ridge ends, chimney flashings and the lead on east and north east facing slopes go first, and fixings corrode sooner than they do a few miles inland. When we survey a Dover roof we look at it as a roof with two weather fronts, and we specify the details and fixings on that basis rather than on what works in Worthing or Brighton.

Dover is squeezed into the valley of the Dour between the Western Heights and the castle hill, so the town climbs. Victorian and Edwardian terraces run up the valley sides in tiers, which means most Dover roofs are overlooked by the houses above them and sit well above the road on the downhill side, with steep gardens and shared access behind. Nearer the seafront and the old centre there are taller Georgian and early Victorian houses with natural slate, lead lined valleys and parapet gutters, a good number of them listed or inside a conservation area. Salt-corroded fixings on older lead flashing are a particular vulnerability on Dover coastal-edge properties. If you spot anything, get it covered or assessed before the next weather front arrives.

In most towns the answer is the slope facing the prevailing south westerly. In Dover it is very often the east or north east facing slope, the one that looks towards the Channel, because that side takes the winter easterlies with their salt and driven rain and it is also the side the last roofer probably paid least attention to. On that slope look at the verge, the ridge end nearest the sea, any chimney and its flashing, and the lower courses of slate or tile where wind driven water is forced back under the covering. If those are sound the roof is usually in reasonable order elsewhere.
Yes, and it gets worse rather than better. A flat roof is meant to have a slight fall so water reaches an outlet within a day or so of rain. When it pools, either the fall was never right, the deck has sagged, or the outlet is blocked, and standing water then breaks down the covering, freezes in winter, and grows the sort of growth that traps yet more water. On a Dover roof salt spray adds to the load. The fix ranges from clearing an outlet to rebuilding the roof with proper falls, and we can only tell you which after seeing it. What we would not do is patch over a ponding area and call it done.
It can last a great deal longer if the details are right. What ages a sea facing roof in Dover is rarely the slate or tile itself; it is the fixings, the lead and the mortar that hold everything together. Specifying those for a coastal environment when a repair or re-roof is done, keeping ridge and verge details tight, and checking the sea facing slope each autumn before the easterlies start will keep most roofs going for decades. Replacement becomes the right answer when the covering itself is failing in numbers or the battens and timber underneath have gone, and a survey will tell you honestly which side of that line your roof is on.
