A new roof starts underneath the covering. We strip back, check the battens, underlay and rafters, and put right whatever the old roof was hiding before anything new goes on. On older East Sussex property there is usually more under there than expected, so we say at quote stage where we think we may find it rather than presenting it later as an extra. Everything is laid to the manufacturer’s specification so the warranty stands behind it.
Roofs get replaced when the covering has aged out rather than after one failure: slates slipping every winter, mortar gone from ridge and verge, underlay that tears at a touch. A re-roof is also the one moment when everything beneath the tiles can be put right properly, so insulation and ventilation are worth discussing then rather than afterwards. We trace a leak to where the water is getting in rather than to where it shows on the ceiling, which on an old and irregular roof can be a surprising distance apart. Natural slate on the Victorian and Regency terraces, clay tile through the older Wealden property, concrete interlocking across the post war estates. We match size, profile and colour as closely as we can source when new material is needed, and on an old roof that has been patched before, part of the job is undoing what previous work introduced. Weathered material never matches new exactly and we say so before you commit.
A green roof needs a deck that will carry the loading, the right falls, and a waterproofing layer designed to sit beneath a growing medium. Across East Sussex the practical candidates are usually flat areas on extensions, garages and outbuildings, and newer development where the weight was designed in from the start. We survey before specifying anything and will say plainly if a roof is not suited to one.
Hot melt is a monolithic waterproofing system, laid hot so that it bonds completely to the deck with no seams or laps to fail. It earns its place where a leak would be expensive and disruptive to trace, and where the waterproofing sits beneath something else: a podium deck, a roof terrace, a car park or the build up of a green roof. Because the membrane bonds fully to the substrate, water cannot track between layers, so a defect stays where it happened rather than surfacing somewhere else entirely.
Across East Sussex it tends to be specified on apartment blocks and commercial property where flat areas are large and getting back up for maintenance is awkward. It is one of our own core systems rather than something we subcontract, and we survey the deck and the existing build up before specifying it.

On an old roof the covering is often the least of it. Battens and underlay may never have been replaced, the timbers carrying a heavy tile or slate covering may have taken a set, and earlier repairs may have introduced materials that do not sit well with what was there. We open up and look before quoting, because on a building of that age what is underneath decides the job. East Sussex housing stock varies sharply by area. Coastal towns (Eastbourne, Seaford, Newhaven, Hastings) have Victorian seafront terraces and modern apartment blocks with natural-slate, clay tile, concrete tile and EPDM roofs. South Downs villages (Ditchling, Jevington) have flint and brick cottages with clay tile or peg tile. The High Weald (Crowborough, Uckfield, Burwash) has timber-framed and tile-hung Wealden cottages and farmhouses with heavy clay peg-tile roofs that need careful matching when replaced. Each requires a different approach.
After a strong south-westerly across East Sussex, look for slipped, cracked or missing tiles and slates, dislodged ridge or hip tiles, debris in valley gutters and parapet boxes, and damp patches on top-floor ceilings or chimney breasts. Coastal properties also need a check on salt-corroded fixings around lead flashing. High Weald properties need a check for storm-fallen tree limbs. If you spot anything, get it covered or assessed before the next weather front arrives.

It is one of the most common things we find on older property, and it is worth knowing that a bad repair often causes the next problem rather than just failing on its own. Mortar used where a flexible detail was needed, mismatched tiles bedded in hard, flashing dressed over rather than into a joint: all of it moves water somewhere it was not meant to go. We say plainly what we have found and what we would do about it, and if part of the roof is sound we leave it alone rather than widening the job.
Often, yes, and it is the part people forget because none of it is visible. Underlay is the second line of defence: wind driven rain and snow get past tiles routinely, and the underlay is what stops it reaching the timbers. Older bitumen felt goes brittle and tears, and once it has, water is running onto rafters rather than off the roof. The only way to replace it is to take the covering off, which is why it is dealt with as part of a re-roof rather than on its own, and why sound tiles are usually salvaged and re-laid over the new layer.

Yes, and a fair amount of it has to be, because roofs tend to declare themselves in bad weather rather than in July. What changes is the planning. Work is staged so the roof is closed up as we go rather than left open, and wet or windy days move the programme rather than the price. If a roof is already letting water in, waiting for spring is usually the more expensive option, because the damage inside carries on all winter while you wait.
